American workwear brand Carhartt is opening its first local store in East Memphis by year’s end.
The 135-year-old brand, based in Dearborn, Michigan, will lease a 4,500-square-foot space in Ridgeway Trace, 5847 Poplar Ave.
“Carhartt is a best-in-class retail tenant and has tremendous brand recognition and customer loyalty,” said TSCG’s Jon Isbell, who represented the landlord in the lease along with Hurston Reed and Danny Buring.
Ryan Preston, senior vice president of leasing at LBX Investments, which owns Ridgeway Trace, worked with the TSCG team in leasing the space.
“It’s a great match for Ridgeway Trace,” Isbell said.
Carhartt will fill the last available space in the 300,000-square-foot shopping center. Elliott Kyle with Nashville-based The McDevitt Co. represented Carhartt in the deal.
The shopping center is anchored by Target, REI and Best Buy.

“As a leasing team, we focused on bringing higher-end brands to the center,” Isbell said. “After signing J. Crew Factory, Bath and Body Works, and several first-to-market restaurants, Carhartt was a perfect addition.”
The East Memphis location will be Carhartt’s fifth store in Tennessee and the retailer’s only Memphis-area store.
LBX acquired the shopping center in 2021 for $37.8 million, according to records with the Shelby County Register of Deeds. The Shelby County Assessor of Property appraised the site for $32.5 million this year.
TSCG has worked on leasing and repositioning the property for more than 20 years.
“It’s been exciting to watch the transformation,” Buring said. “LBX has been a fantastic partner, and the results speak for themselves.”
