The Shopping Center Group closed on three new leases at One305 Central, bringing the Charlotte, N.C., retail center to full occupancy. Two local diner concepts, Yafo Kitchen and TRUE Crafted, along with Pilot Brewing Co., a startup brewery, will be coming to the Plaza Midwood neighborhood in spring 2018.
TRUE Crafted Hospitality Group will occupy the largest space at One305. The 4,200 square feet will be used to host one of the group’s fast-casual restaurants. Yofo Kitchen leased 3,200 square feet while Pilot Brewing signed a contract for 1,900 square feet of retail space. The brewery and dining customers will have 65 parking spaces available.
AN ADAPTIVE REUSE PROJECT
“We were selective about exactly what amenities to bring to this submarket,” said Darrell Palasciano, leasing advisor at TSCG, in prepared remarks. “One305 Central was designed to complement the unique character of the neighborhood – and we believe these tenants, along with the overall concept of the property itself, are consistent with the Plaza Midwood vibe. With the project’s exceptional visibility and access, we expect to draw patrons from surrounding areas as well.”
The 10,000-square-foot shopping center is part of a $53 million adaptive reuse development signed by TriBridge Residential and located at the corner of Central and Clement Avenues. The developer broke ground on the project in 2015, planning to replace the former warehouses at the site with new residential and retail space. The residential segment will provide a total of 281 units; the first phase of the project is already 85 percent occupied.
Hood Architecture provided the design for the 1960s-built property and Roper Construction served as the general contractor. The financing was provided by Citizens Bank.
A COMMUNITY LANDMARK
In addition to the commercial and retail componenets of the development, TriBridge Residential tapped a local company, Boxman Studios, to build a 40-foot architectural installation atop a purpose-built foundation. The designer will use recycled shipping containers painted in lively colors to highlight the importance of reuse and adaption of available resources. The metal structure will function as an architectural landmark for the community and neighborhood and will be installed early in 2018.
“Because of the unique character of Plaza Midwood, we wanted to push the boundaries to create a unique and identifying focal point for this development. With the repurposed tower being the first of its kind in Charlotte, we believe we are contributing something that will become part of the already cool identity of this entire neighborhood,” said William Norris, development director for TriBridge Residential, in a prepared statement.
