Olive Branch retail strip refreshed amid surge in nearby development

A recently sold retail center in the core of Olive Branch is being overhauled both physically and strategically as new ownership works to reposition the property.
The Mid South Center, located at 8888 Midsouth Drive near the busy Miss. 305 intersection, is undergoing significant upgrades after years of neglect under its previous owner. FI Real Estate Capital Management acquired the 36,580-square-foot shopping center with plans to address long-standing maintenance issues and take advantage of the rapid growth happening in the surrounding area.
Exterior updates are already underway, including a new paint job, with a full roof replacement scheduled in the coming months. Updated signage that complements the refreshed look is also planned. Berkley noted that the renovation work is being carried out in a way that avoids disrupting existing tenants, which include a mix of restaurants, service providers, and community-oriented businesses.
TSCG, the commercial real estate firm handling the leasing duties for the property, is shifting its tenant strategy to match the building’s new look and feel.
Shawn Massey, executive vice president at TSCG, noted that the property is operating at 80% capacity.
There is roughly 7,495 square feet of vacant space available, spread across four separate suites, ranging from 950 to 3,600 square feet.
The ultimate goal is to elevate the overall profile of the tenant mix to match the area’s demographics.
“This will bring it up to kind of a B-level center,” Massey said. “They (tenants) want to see the landlord investing in the property, and this landlord is doing that.”
For Massey and the broader TSCG team, the target demographic for those remaining vacancies revolves heavily around family-friendly operations and convenient neighborhood amenities.
