Fitness chain to open gym in mixed-use project

A fitness center chain has reserved 38,400 square feet of space in a project that’s under construction in Miami’s Coconut Grove neighborhood.

Club Studio will open in the retail section of Grove Central next year. Consisting of 402 apartment units and about 170,000 square feet of retail, the 23-story Grove Central is expected to be finished this fall, a spokeswoman for the project’s developers said.

The gym will be operated by Fitness International LLC, an Irvine, California-based gym chain that operates 700 locations across the U.S. and Canada under the LA Fitness, Esporta Fitness, City Sports Club and Club Studio names.

The Club Studio brand was launched in January in the Oak Creek Shopping Center in Irvine. There are currently no Club Studio locations in Florida, although Fitness International does have 106 other gyms located in the Sunshine State.

Miami-based developers Terra and Grass River Property are building Grove Central on 5 acres of land leased from Miami-Dade County near the Coconut Grove Metrorail station. The project was designed by Miami-based architecture firm Touzet Studio.

Rod Castan of Metro Commercial represented Terra and Grass River Property in the lease negotiations with Club Studio. Jim Petrarca of The Shopping Center Group represented Club Studio. 

Besides Club Studio, retailers Target, Sprouts Farmers Market, Total Wine & Spirits and Five Below have signed up for space at Grove Central.

Asking rents for retail space in Coconut Grove averaged $59.99 a square foot in the fourth quarter of 2022, according to a market report from Colliers.
