EōS Fitness to Take Over Two Vacant Big-Box Retail Spaces in Pinellas County.

EōS Fitness inked two more leases in Pinellas County, taking over vacant retail spaces as it continues its expansion in the region.

The national fitness brand, which operates more than 175 locations nationwide, now has four sites in Pinellas County. EōS recently secured two additional long-term leases – one for the recently closed Joann Fabric and Crafts space in Palm Harbor and another for the former Earth Fare grocery store in Oldsmar. These agreements represent the company’s third and fourth locations in the county.

EōS will occupy the 49,865-square-foot facility at 2343 Curlew Road, where Joann Fabric and Crafts operated until its bankruptcy sent the retailer’s 790 stores and five distribution center leases to auction. The gym will anchor the Curlew Crossing Shopping Center, joining Home Depot, Walgreens and Staples. It’s projected to open in 2027.

EōS also inked a lease for 24,232 square feet at 3136 Tampa Road, taking over the former Earth Fare supermarket. It is also slated to open in 2027. Ulta Beauty, AMC Theatres, and Marshalls are the other anchors at the Woodlands Square shopping plaza.

SRS Real Estate Partners negotiated both transactions, while TSCG represented the property owners – Kimco Realty at the Palm Harbor site and The Rainier Companies at the Oldsmar location.

In June, EōS finalized a long-term agreement for a 39,801-square-foot former Walmart Neighborhood Market in Pinellas Park. That deal marked the brand’s second Pinellas County location, with plans to open in 2027. Its first county lease covered 38,392 square feet in a former Bealls store in South St. Petersburg, which is expected to debut next year.

During the second quarter, EōS exceeded 1.5 million members as part of its continued expansion into both new and established markets, signing 11 additional leases. The company also launched 10 new gyms, including two in Florida – one in Land O’ Lakes.
