Industry City, formerly known as Bush Terminal, was the United States’ largest multi-tenant industrial property in the early 20th century. However, by the mid-1900s, it had fallen into disrepair, suffering from outdated infrastructure and declining economic relevance. The vision for revitalizing the 15-building, 25-acre campus crystallized in 2012 when a partnership of forward-thinking developers—Belvedere Capital, Jamestown, Angelo, Gordon & Co., and GIC were all  committed to transforming it into a modern urban hub. They needed an innovative leasing strategy to attract tenants across diverse sectors while preserving the campus’s industrial charm and creating a vibrant destination for visitors and workers alike.
