TSCG Develops AI-Powered Broker Intelligence Platform to Advance Retail Site Selection

TSCG is bringing market research, location intelligence and broker workflows together through Broker Intelligence, a proprietary platform designed to make retail real estate analysis faster and more accessible.

By combining artificial intelligence with TSCG’s proprietary information and data from Esri and other providers, the platform will help users evaluate markets, identify potential sites, and streamline everyday tasks. TSCG plans an internal launch in November 2026, followed by a version for external subscribers, including retailers and brokerage firms, in early 2027.

The platform is part of a broader technology initiative at TSCG to automate time-consuming work such as zoning and permitting research, lease abstraction, site searches, and reporting.

Meeting the Demand for Deeper Market Insights

Retailers increasingly expect brokers to deliver information that extends well beyond basic property details. Population trends, traffic counts, household incomes, housing starts and consumer behavior all play a role in evaluating a location.

Bryan Chandler, TSCG partner, managing director and executive vice president of technology and analytics, leads a team of 20 GIS analysts, data engineers, IT professionals, researchers and other specialists working to support those needs.

Meeting those requests often requires brokers and support teams to move between listing websites, research tools, and internal systems, coordinating through emails and service tickets. Broker Intelligence is designed to bring those resources into a more connected workflow, pairing AI capabilities with the expertise of TSCG’s analysts.

Connecting Data, Analysis and Everyday Workflows

Broker Intelligence will allow users to analyze markets, trade areas and brands, manage workflows and create market aerials within a web-based, mobile-accessible platform.

Its site-planning capabilities draw on more than 60 demographic measures from Esri to identify markets with characteristics similar to a brand’s existing locations. Users can explore potential expansion markets and save locations for further review.

The site planner in TSCG’s AI-assisted Broker Intelligence platform identifies markets that are broadly similar to those of brands’ existing locations, drawing on more than 60 demographic measures provided by Esri. Teal indicates an activated market, while purple indicates a similar demographic fit. Orange shows markets users have favorited.
One feature within TSCG’s Broker Intelligence platform pulls together Esri and other resources so that brokers, retailers and marketing teams can generate their own aerials in as little as five minutes.

By connecting programs across TSCG’s technology systems, the platform reduces the need to navigate separate tools and logins. It also examines tenant expansion histories, site requirements, and future real estate plans to help identify spaces that could align with a retailer’s needs.

“It has grown to be a very comprehensive platform that is ideally going to make analysis and site selection a lot easier,” Chandler said. “It’s about moving from reactive to proactive.”

Making Location Intelligence More Accessible

Esri’s expanding AI capabilities support TSCG’s efforts to put more location intelligence directly into users’ hands. Natural-language assistants are making it easier for professionals without specialized GIS training to explore demographic information, evaluate trade areas, and ask location-based business questions.

These tools can help users move from a question to an analysis and map, then refine the results through follow-up requests. For TSCG, integrating those capabilities into Broker Intelligence creates opportunities to simplify research and help brokers respond more efficiently to client needs.

Local market knowledge, relationships, and firsthand site assessments remain essential to evaluating opportunities and completing transactions. Broker Intelligence is designed to support that expertise by making information easier to access and giving teams more time to apply it.
