Poplar Collection Draws Retail Interest in the Heart of East Memphis

Located at Poplar Avenue and Perkins Road, Poplar Collection continues to attract prospective tenants with strong surrounding demographics and a mix of dining, shopping, fitness, and services.

The TSCG-managed shopping center is 90% occupied and sits at an intersection that consistently catches the attention of retailers exploring Memphis. John Reed, partner and retail real estate specialist at TSCG Memphis, said out-of-town clients regularly identify Poplar and Perkins as a preferred location after touring the market.

Reed attributes much of that appeal to the surrounding household incomes, which exceed $100,000 within a two-mile radius and are even higher within one mile.

Poplar Collection’s boutique character also helps distinguish the property. Its blend of local businesses and national brands includes Staks Kitchen, Palm Beach Tan, Maru Handroll Bar, Orangetheory Fitness, and Chili’s Grill & Bar. Restaurants bring visitors to the center, while destination businesses such as Audio Video Artistry and Baptist Medical Group give customers additional reasons to visit.

Maintaining that balance is central to TSCG’s leasing approach. Reed said the team evaluates restaurant prospects carefully to avoid concentrating too many lunchtime users, which could strain parking availability for customers visiting businesses such as The Pink Door and VSL Nails.

The former Einstein Bros. Bagels space is among the center’s available opportunities. Although it has generated considerable restaurant interest, the team is seeking an established operator that complements the existing businesses and strengthens the center’s profile.

According to Reed, Poplar Collection receives approximately five leasing inquiries each week from entrepreneurs entering the retail market. Strong demand allows the team to remain selective, prioritizing established businesses and a tenant mix that supports the center’s long-term success.
