VEG ER for Pets, a veterinary emergency provider, plans to open a new location early next year in the former AT&T retail space at 6267 Poplar Ave. in East Memphis.
“East Memphis is a central, highly accessible part of the market, and this location allows us to serve pet owners across a wide area,” said Jennifer Hanlon, vice president of real estate and development for VEG.
“The standalone building and strong visibility also help ensure people can find us quickly during a pet emergency, which is critical for the kind of care we provide,” Hanlon said.
The company has filed an $818,325 permit to renovate the 5,000-square-foot building. The site sits between Fleming’s Prime Steakhouse & Wine Bar and Kirby Woods Baptist Church and across the street from Chick-fil-A.
One of the building’s owners is Danny Buring, managing partner of retail real estate firm TSCG, which has been marketing the property for lease.
“Everyone told me the same thing: they look for high-profile real estate and they’ll pay a market rent for it,” Buring said. “They want to be in the center of upper-income areas where people are not concerned about spending money on their pets. They want a building that’s in your face where they can put up signs on three sides of the building.”
Buring said the Poplar Avenue site is one of the strongest retail corridors in the region, where brands like Carhartt and REI have chosen to locate their only Memphis-area stores.
“It’s kind of a barbell,” he said. “It starts in Saddle Creek and goes to Oak Court Mall with Poplar and I-240 in the middle. If you’re anywhere in those six miles, you’ve got a golden piece of real estate.”
