EōS Fitness inked two more leases in Pinellas County, taking over vacant retail spaces as it continues its expansion in the region.
The fitness company with more than 175 locations across the country now has four locations in Pinellas. EōS signed two new long-term leases: one at the recently shuttered Joann Fabric and Crafts in Palm Harbor and another at the former Earth Fare supermarket site in Oldsmar. The new leases mark the gym’s third and fourth locations in Pinellas.
EōS will occupy the 49,865-square-foot facility at 2343 Curlew Road, where Joann Fabric and Crafts operated until its bankruptcy sent the retailer’s 790 stores and five distribution center leases to auction. The gym will anchor the Curlew Crossing Shopping Center, joining Home Depot, Walgreens and Staples. It’s projected to open in 2027.
EōS also inked a lease for 24,232 square feet at 3136 Tampa Road, taking over the former Earth Fare supermarket. It is also slated to open in 2027. Ulta Beauty, AMC Theatres and Marshalls are the other anchors at the Woodlands Square shopping plaza.

Both leases were brokered by SRS Real Estate Partners with TSCG representing the landlords – Kimco Realty at the Palm Harbor location and The Rainier Cos. at the Oldsmar space.
EōS signed a long-term lease to occupy a 39,801-square-foot vacant Walmart Neighborhood Market in Pinellas Park in June. This was the company’s second location in the county, and it is also set to open in 2027. Its first lease was for 38,392 square feet in a vacated Bealls in South St. Pete, with a projected opening date next year.
In the second quarter, EōS surpassed 1.5 million members as it continues its strategic expansion into new and existing markets with 11 new leases. It opened 10 gyms with two in Florida, one of which is in Land O’ Lakes.
“The results we saw in Q2 are a reflection of the hard work and dedication of the entire EoS team,” CEO Rich Drengberg said. “We’re scaling with purpose and ensuring long-term value by expanding access to an elevated fitness experience, investing in innovation and reinforcing our commitment to the communities we serve.”
